SURVEYING OF LAND AND PROPERTY

We have the skills, technologies, and industry network to expedite and add commercial value to your project as Zambia’s most experienced land development, subdivision, and strata survey professionals.

A subdivision survey is a survey that is used to determine the borders of new land parcels and the titles that go with them.

Subdivision Surveys

When an existing titled parcel of land has to be divided into smaller portions or an existing title boundary needs to be adjusted, a subdivision survey is necessary. Plan of survey, descriptive plan, or metes and bounds description can all affect subdivisions in Alberta.

In most circumstances, subdivision permission, local municipality endorsement, and landowner endorsement are required before the Instrument may be recorded at the Land Titles Office and new parcel titles issued. Other instruments and paperwork relating to property transfers, easements, discharges, and caveats may be required in the registration procedure in addition to the foregoing. The subdivision procedure in Saric Engineering is not straightforward, and it may necessitate the services of multiple professionals, including a Saric Engineering Land Surveyor, depending on the size and complexity of the project.

Property boundaries are established by Saric Engineering Surveyors, who are permitted by law to do so. This is done by doing a field survey and drawing up a map that shows the defined boundaries and the monumentation used to demarcate them.

The Land Surveyor signs this plan, certifying that the survey was completed in line with the relevant acts and rules, as well as appropriate surveying standards.

The splitting up of a structure or group of buildings into portions that can then be sold off and given their own titles is referred to as sectional title. Typically, a block of flats would be divided into its units, each of which would have its own owner. Another prominent example is the division of a commercial block into offices. Existing blocks, as well as new projects, can be divided into sections.

Only Professional Land Surveyors and Architects who are registered sectional title practitioners are permitted to conduct sectional title surveys. Professional Land Surveyors can only do some components of sectional title surveys. The as-built units would be physically measured by the Land Surveyor. He would next write sectional drawings and submit them for approval to the Surveyor General. The sectional title register would then be opened, and the units would be transferred from the developer to individual owners by a conveyancing attorney.

A building must be created in line with approved building plans, not in conflict with the zoning scheme, and not in conflict with title deed conditions in order to be sectionalized. Some jurisdictions allow sectionalization of houses with granny flats, whereas others do not.

Cadastral surveying is a branch of surveying that focuses on establishing and re-establishing property lines. Cadastral surveys are used to create, mark, and re-establish land parcel boundaries. A cadastre is a thorough record of all land parcels having real property rights in a country’s property borders. All real property rights in Zambia are registered with the Reform’s Deeds Office. Residential, commercial, and industrial land parcels can be found in cities, as well as farms in rural areas.

A topographical survey is a scaled and comprehensive representation of a place (property, land area, defined border) that shows all natural and manufactured features and their levels. A topographical survey is quite detailed and necessitates the participation of topological experts to assure the accuracy of the results.

We can help with a variety of topographic survey, topological survey, and land survey issues at Saric Engineering – Surveys, including:

  • The most appropriate survey option for your website
  • Essential questions concerning how the survey works and how much a typical topographic survey costs

When it comes to hiring a specialist topographic service, you’ll want to have complete faith in the contractor’s abilities. We’ll gladly answer any questions you have about topographical surveys so you understand all that goes into the process.

One of the most challenging components of the pipeline project is surveying the pipeline right-of-way. While most development projects are concentrated in a single location, pipelines must traverse hundreds of miles of terrain, which will undoubtedly result in problems, such as your pipeline passing across privately owned land. If this happens, you’ll need to engage with the property owner to get an easement on the area, allowing you to access the land during pipeline construction and later for continuing monitoring and maintenance of the finished pipeline.

We have experience creating full pipeline as-built surveys that involve plan and profile mapping, material tally, MAOP document tracking, and the production of geodatabases. The geodatabase can be given with the necessary records and data acquired during construction, and it can be customized to match your system’s schema.

The survey of physical features present underwater is known as hydrographic surveying or bathymetric surveying. It is the study of determining all factors below the surface of the water that effect all maritime activities such as dredging, marine constructions, offshore drilling, and so on. The majority of hydrographic surveying is done in response to government concerns. For shallow water, it’s mostly done with sensors, sounding, or electronic sensor systems. The data gathered during hydrographic surveying is used to create nautical charts, which entails,

  • Depths that are available
  • Channels have been improved.
  • Breakwaters
  • Piers
  • The harbor’s navigational aids facility

These surveys also contribute to the necessary data collection for port facility building and development, such as pier construction. This aids in the detection of capacity reduction owing to silt and other unknowns.

Taking ownership of your ideal home starts with a great floor plan – and here at Urban Homes we have a range of free floor plans for you to choose from. Whether you’re looking to build a three, four or five-bedroom home, single storey or double, and let’s not forget the garage, you’ll find a floor plan to suit your dream home.

A floor plan is a sketch that depicts the arrangement of a home or property from the top down. Walls, windows, doors, and stairs, as well as fixed installations like bathroom fixtures, kitchen cabinetry, and appliances, are often depicted on floor plans. Floor plans are often scaled drawings that show room kinds, sizes, and wall lengths. They may also incorporate outside areas and display furniture configurations.
